A planned service and a running one are not the same thing, so ask us about any of them by name before you count it in.
The master plan
This is the developer's master plan. It shows the residential districts and the facilities, and where each one sits in relation to the rest. When you compare two units, ask which district each is in: the walk to the club, the school and the central park changes from one to the next.
Schools and everyday errands
The school on site is Cadmus International, run by SABIS. If you have children at different stages, ask which years it is taking now and what places are open, because that changes every academic year.
The rest of the day you can handle without leaving the gate: Carrefour for the shopping, the civil affairs office for the paperwork, and a restaurant on the lake. The International Medical Centre is five minutes away, outside the project rather than in it.
The open space
Orchard Park is 73 feddans of central gardens at the middle of the project, with walking and cycling trails, and the residential phases branch off it.
And 73 of 1,050 feddans is about 7% of the site as central gardens, on top of the phase landscaping and the gardens of the homes themselves. If an advert quotes you a higher green-space share, ask what that figure is counting.
