Al Burouj prices

Prices and sizes for every home type, the price per metre worked out, and the payment plan with a full worked example.

This is the Al Burouj price list for New Heliopolis, current as of 18 October 2026. The figures below are starting prices, meaning the cheapest home available in each type; the price climbs from there with size and with where the home sits in the project.

Prices and sizes

Type Price from Published sizes Approx. price per m²
Apartment EGP 8M 70 to 231 m² EGP 114k
Townhouse EGP 17.9M 160 to 247 m² EGP 112k
Twin house EGP 22.9M 216 to 315 m² EGP 106k
Standalone villa EGP 28M 264 m² EGP 106k

The price per metre is our own arithmetic, not a developer figure: the lowest price in each type divided by the smallest size in it.

Each type also has a page of its own: apartments for sale at Al Burouj, townhouses at Al Burouj, twin houses at Al Burouj, and villas at Al Burouj.

Price per metre at Al Burouj

The price per metre at Al Burouj runs between EGP 106k and 114k, and all four types land close to each other. That closeness is itself worth knowing: a price list consistent with itself means the pricing follows one logic rather than four separate guesses.

Apartments carry the highest price per metre and twin houses and villas the lowest. That is the normal pattern: the smaller the home, the higher its price per metre, because fixed costs like utilities and finishing spread across less floor area.

Al Burouj payment plan

Stage Amount Detail
Reservation deposit EGP 100,000 Paid on reservation and deducted from the down payment
Down payment 5% Of the unit price, at contract signing
Instalments 10 years The balance, in equal instalments
Maintenance deposit 7% Of the unit price, paid at contract

Worked example: an apartment at EGP 8M

  • Reservation deposit: EGP 100,000, deducted from the down payment
  • Down payment: EGP 400,000, so EGP 300,000 left to pay after the deposit
  • Instalments: EGP 7.6M over 10 years, about EGP 63,000 a month
  • Maintenance deposit: EGP 560,000

These are worked out from the published price. The binding terms are the ones in the developer contract.

What moves the price of one home

The starting prices above belong to the cheapest home in each type. Six things account for the gap between those and the price of any particular home:

  • The phase: phases handed over and lived in are priced differently from phases still under construction
  • Where it sits: homes facing the parks or the lake sit above those on the inner streets
  • Floor and view: in apartments especially, a ground floor with a garden and a typical floor are not close
  • Size: the spread inside one type is wide, as with apartments from 70 to 231 m²
  • Finishing: it differs from one phase to the next
  • Payment terms: paying cash usually earns a discount, and a longer plan raises the total

Why resale prices differ from developer prices

Search for Al Burouj homes on the listing sites and you will find prices above the table here. That is not a contradiction. They are two different markets.

A developer price covers homes released on a long instalment plan, usually in phases still being built. A resale price covers a home an owner bought earlier and is selling now, in most cases in a phase already handed over and ready to live in, and that alone adds a clear margin.

The second difference is how you pay. Resale asks for far more cash up front than the developer 5%, because the owner has already paid part of the price and wants it back.
