So the project is not charging you for the word villa, it is charging you per metre. What separates the two is not value but size and how detached the house is: a villa stands free on four sides, a twin shares one wall.

Twin house sizes
Published sizes run from 216 to 315 m². The 99 m² between the two ends changes both the layout and the price noticeably.
When you compare two units, ask for the built area, the land area and the garden for each. A twin house garden varies with where the unit sits, and the published figure alone will not settle it.
Finishing and handover
Several phases of Al Burouj are handed over and lived in, with ready-to-move units among them. Newer phases are delivered in batches.
Finishing differs from one phase to the next, so ask about it alongside the price. A fully finished unit and a semi-finished one of the same size are not the same deal.
