The dearest home, and among the cheapest metres

The villa is the dearest home at Al Burouj at EGP 28M. It also carries one of the lowest prices per metre in the whole project.

Price per metre by type

Type Approx. price per m²
Apartment EGP 114k
Townhouse EGP 112k
Twin house EGP 106k
Standalone villa EGP 106k

The apartment has the dearest metre in the project and the villa and twin house the cheapest, a spread of roughly EGP 8,000 a metre.

That is the usual pattern: the bigger the home, the lower its price per metre, because fixed costs spread across more floor area. The villa is the most expensive thing to buy here, but not the most expensive metre to buy.

Villa sizes

One size is published: 264 m². That sets villas apart from the other types here, each of which has a range rather than a single figure.

And that figure alone does not describe a standalone villa. What defines a villa is the ground it stands on: the plot, the garden, and the setback on every side. Ask for the land area before comparing a villa with anything else, because comparing built metres alone will mislead you.

If other villa sizes are released in other phases, those move with every release, so ask what is open now.

Villa or twin house: what the EGP 5.1M buys

A twin house starts at EGP 22.9M and a villa at 28M. The gap is EGP 5.1M.

The price per metre is practically identical, under a tenth of one per cent apart. So the EGP 5.1M is not a difference in value per metre. It is the price of standing free and of the extra space: a villa shares no wall with anyone.

The comparison in full is on Twin houses for sale at Al Burouj.

Finishing and handover

Several phases of Al Burouj are handed over and lived in, with ready-to-move units among them. Newer phases are delivered in batches.

Finishing differs from one phase to the next. With villas, ask about the garden and the boundary wall too: they are handed over in different states and the difference shows up in what you spend after handover.

Villas on instalments

5% down at contract, preceded by an EGP 100,000 reservation deposit that comes off it, then 10 years of instalments on the balance, plus a 7% maintenance deposit.

So a villa at EGP 28M: EGP 1.4M down, about EGP 222,000 a month, and an EGP 1.96M maintenance deposit.

The full breakdown is on Al Burouj prices.

Questions about Al Burouj villas

How much is a villa at Al Burouj?

From EGP 28M at a published 264 m², which works out at roughly EGP 106k per metre.

What sizes are the villas?

The published figure is 264 m². Ask for the plot and garden areas as well, since with a standalone villa those matter more than built metres.

Are there villas for sale at Al Burouj El Shorouk?

Yes. The project sits in New Heliopolis, next to El Shorouk City, and plenty of listings write it as "Al Burouj El Shorouk" because El Shorouk is the better-known name. Standalone villas there start at EGP 28M.

What is the difference between a villa and a twin house here?

A villa stands free on four sides; a twin shares one wall. The villa starts at EGP 28M and the twin at 22.9M, with practically the same price per metre.

How long are the instalments?

10 years on the balance after a 5% down payment, in equal instalments.

Are there ready-to-move villas?

Yes, in the phases already handed over and lived in. Numbers are limited by nature, since villas are the fewest of the types, so ask what is open now.
